Landlord EICR Conditioning Reports 

An EICR Conditioning Report Explained...

An Electrical Installation Condition Report (also known as periodic Inspection Report) is a detailed inspection and test of your installation to determine, so far as is reasonably practicable, whether your installation is in a satisfactory condition for continued use and to determine whether anything, needs to be done/upgraded to maintain your installation in a safe and serviceable condition.



What does it involve and how long does it take?

It involves a detailed inspection checking for any visible signs of damage, deterioration or defects. Testing uncovers hidden defects or issues that can not be identified visually. The time taken depends on the number of circuits and the overall size of the installation.

How often is it required?


  • for tenanted properties, every 5 years or at each change of occupancy

  • at least every 10 years for an owner-occupied home

  • at least every 5 years for a business


The Landlords and Tenant Act 1985 requires landlords of properties with short leases to keep the electrical wiring in repair and in proper working order. It therefore recommended landlords arrange for an electrical installation condition report to be carried out at the relevant intervals shown above.



The EICR Report Outcome


The Electrical Installation Condition Report will provide you with a full summary of the current condition of your electrics.
Any observed damage, deterioration, defects, dangerous conditions or non-compliances with the requirements of the 17th edition of The Wiring Regulations (BS 7671) will be recorded and appropriately classified for remedial action.
It will also detail recommendations on how safety of your installation can be improved.

The codes used to determine whether there are non-compliances or issues with the electrical installation are numbered C1 to C3. These codes will be entered on the Electrical Installation Condition Report, along with a description of the nature of the fault, and will determine whether a ‘Satisfactory’ or ‘Unsatisfactory’ report will be applied to the installation.


Code C1 – â€˜Danger present’

There is a risk of injury and that immediate remedial action is required to remove the dangerous condition


Code C2 – â€˜Potentially dangerous condition’


Whilst an observed deficiency is not considered to be dangerous at the time of the inspection, it could become a real and immediate danger if a fault or other foreseeable event was to occur in the installation or connected equipment


Code C3 – ‘Improvement recommended’


Whilst an observed deficiency is not considered to be a source of immediate or potential danger, improvement would contribute to a significant enhancement of the safety of the electrical installation.



If any code 1 (dangerous) or code 2 (potentially dangerous) conditions are found, the overall condition of the installation will be declared ‘unsatisfactory’, meaning remedial action will be required without delay to remove the risks to those in the premises.
